Hanover Home Sale Prices Reach $990,000 Median in Late June Period

HANOVER -- Six recorded home sales in Hanover carried prices ranging from $675,000 to $1,750,000 during the period from June 19 to July 18, with a median sale price of $990,000, according to Plymouth County Registry of Deeds records.

MARKET OVERVIEW The registry recorded 11 total property transfers in Hanover during the period, but five of those were nominal-consideration transfers, meaning no market price was exchanged, and are not counted toward sales figures. Among the six sales with recorded prices, the range ran from $675,000 to $1,750,000, with a median of $990,000. Six sales in a four-week span is a modest volume based on the raw count alone, with transactions spread fairly evenly between the $500,000-to-$1 million tier and the over-$1 million tier.

TOP SALES The highest-priced sale was 47 Stone Meadow Lane, which sold for $1,750,000 on June 26. Justin M. Hamilton and Leah S. Hamilton sold the property to Christopher Brown and Caitlin Fahey. The second-highest sale was 9 Great Acres Drive, which sold for $1,155,000 on June 22; Timothy A. Costello and Melissa J. Costello sold to Christopher Lashway and Katherine Lashway. Third was 39 Dwelley Avenue, sold for $1,090,000 on June 26 by Jason F. Currie to Colin Brady and Jacqueline Elizabeth Brady. Rounding out the top five were 111 Brook Bend Road, sold for $890,000 on June 24 by Alan J. Abboud to Megan Bertini, and 392 Cedar Street, sold for $851,000 on June 29; sellers Jack Leskow and Katarzyna Leskow, both listed as trustees, sold to Gary Crowley and Alexis Crowley.

NEIGHBORHOOD BREAKDOWN No single street recorded more than one priced sale during the period. Sales broke into two tiers: three transactions fell between $500,000 and $1 million, consisting of 99 Karen Road ($675,000), 392 Cedar Street ($851,000) and 111 Brook Bend Road ($890,000). The other three sales exceeded $1 million: 39 Dwelley Avenue ($1,090,000), 9 Great Acres Drive ($1,155,000) and 47 Stone Meadow Lane ($1,750,000). No sales were recorded under $500,000.

Tweed Jr., trustee, and Evelyn A. Tweed, trustee, as grantees, indicating a shared-name transfer into trust. Similarly, 1474 Broadway listed George V. Paluzzi Jr. and Lisa Paluzzi transferring to themselves as trustees, 226 Cushing Hill Road listed Brian Feely and Carolyn Feely transferring to Carolyn E. Feely as trustee of the Carolyn E. Feely Revocable Living Trust, and 250 Plain Street listed Angela M. Conway transferring to herself as trustee alongside Lawrence G. Wentworth as trustee.
