The month's top transaction was 37 Cervelli Farm Dr., which sold for $2,756,799 on Aug. 11 to Matthew R. and Amanda D. Newton. A ninth recorded deed, at 154 Stonegate Lane, was a nominal-consideration transfer within the Winrow family and is not counted among market sales. Sales were spread across eight different streets with no single-street concentration, and tiers split roughly evenly between the $700,000-$1 million and $1 million-$2 million ranges, with one sale above $2 million.
