Family Trust Transfers Dominate Sparse Hanover Deed Data in August

Hanover recorded eight property transfers between Aug. 7 and Sept. 5, but only two disclosed a sale price: 28 Lantern Lane sold for $693,000 and 13 Clapp Road sold for $465,000, producing a median of $579,000 among the disclosed sales. The month's most notable transaction was the Lantern Lane sale, the period's highest disclosed price. Three of the eight deeds, at Old Cross Street, Cedar Street and Woodland Drive, moved property from individual owners into their own family trusts rather than to new buyers. With six of eight prices undisclosed, the data does not support a clear read on overall market tone this period.
